How to use LIDAR in real estate and find the best virtual staging app for iPad?

So I’m curious. A Google search hasn’t exactly been helpful but at least this is a community of people who know what they’re talking about so maybe I know it’a going to be the right foundation.

I am a realtor. I use my iPad to do EVERYTHING. During Covid, dragging my laptop around, big one too, and never knowing if my hot spot was working plus we couldn’t even sit inside place. Writing contracts outside of chipotle one summer since they would r let us in, already had a few people, we offered to buy food as long as we could sit in the air and Starbucks next door. I begged the clients to sit in the car.

I got my iPad after seeing an agent take hers out and open it up with Magic Keyboard and I said OMG I have to know what just happened and I bought my iPad Pro 11ijnch 3 generation I think the next day. Life changing

now I’m here and I use it to do everything and I have a professional photographer bc I am not. And it’s crucial to selling, but I do take preliminary photos and some don’t require a photographer. Now that I found the clean up feature I am in love and I virtually decluttered and I’m impressed

now I need to know if anyone recommends a virtual staging app for iPad realtors etc I’m buying it. I have so many ugly vacant properties that are in need of imagination. All ughhh lately.

i digresss… I am excited! I am thinking about the new iPad Pro 11 inch m4. Do I get it? Is it that life changing because I was going to upgrade a few years ago and the Verizon kid said don’t bother there’s almost zero difference

now this is a whole new setup I’ve read. Some similarities but I need an opinion. Besides my own. I am struggling with the speed of this thing now. Never did It logs me out of everything constantly where I have left the screens open and it hasn’t logged me out In months maybe longer. Honestly. Some programs. It’s constantly acting up. I’ve got 76 of the 128g used even with my offices cloud secure server. Wacky behavior.

***** I know what LIDAR stand for and I’ve seen it used. I had a giant gps in my foyer for a month from my husband’s job. He had to drop of off in one of the states the crew was in. Job delays so I understand the concept of LiDAR and I’ve seen if used in a tv show I watch with my husband in exchange for real housewives.

*** anyone know what I can use this amazing little thing to it’s full potential and help make my life easier or take some costs down? I read floor plans which are so handy and I imagine there’s software or app that is needed but does anyone know what kind of things, given the right tools/apps this is used in real life and real estate
