Logic Pro experiencing latency on a new Apple Mac mini, while GarageBand works fine

I am using a brand new Apple Mac Mini 24G RAM on Tahoe 26.1 w am M4 Chip. I have all the buffers set to their minimum. I cannot record a track in real time except to a click bc the timing is off due to latency. If I start up GarageBand, I don't have any issues, at all. Why is Logic failing, and the lesser cheap/free program works fine?
