Books purchased in Apple Books do not load completely

Apple Books Issue. I purchased "The Path Between the Seas" by David McCullough, and "The Civil War: A Narrative, Vol. 1, by Shelby Foote. Neither book loaded completely. In fact, less than half of each book loaded. I appreciate any help you can provide.
