I am considering to purchase iPhone 12 pro or 13 pro.

You won't find these stocked in any Apple Store. They have both been discontinued. iPhone 12 and iPhone 13 (neither are pro models) are still sold by Apple. You may find pro models at other retailers however, such as your cellular carrier or BestBuy for example.
