Logic Pro issues with region editing after update

I Really don't know what's happening here. I am just trying to edit a guitar track to blend in the transition a bit better.

I happens every time I try to shorten a region.

This has only happened on this particular song since I updated to Tahoe and updated Logic.

Also had loads of annoying things happen when using flex time.

This only occurs in this song so I'm wondering if the song file may corrupt. Is there any fix before I start all over again?
